Kefren Capital Real Estate (KCRE) y Tristan Capital Partners  signed in 2021 a Forward Purchase Agreement with Goodman for a turnkey logistics platform of approximately 40,000 square metres located in the Industrial Park of Constantí (Tarragona).

The construction of the warehouse was completed as per the agreed schedule and delivered in Q4 2022. In addition, it has been completely leased to a top tier retail operator. Regarding the technical features of the warehouse, it consists of four independent storage modules of 10,000 sqm each, with a large parking area, 40 loading docks, and ample manoeuvring yard space. The warehouse is adapted to Medium Risk 5 and has BREEAM Excellent certification, meeting the most demanding sustainability standards. Kefren Capital Real Estate (KCRE) acquired this asset in the context of a larger portfolio in March 2020, prior to the declaration of the state of alarm in Spain due to the covid crisis.

The warehouse, with a total GLA of 14,000 sqm, was constructed over a total plot area of 23,705 sqm. Regarding technical details, the asset has an average clearance height of 11.5 meters, 12 loading docks and 10 gates. KCRE during 2022 carried out a comprehensive renovation of the asset. During the refurbishment process, the asset was converted into a type B warehouse adapted to Medium Risk and divided in two independent modules of 7,000 sqm each. The renovation process also entailed the implementation of LED lighting, the upgrading of the fire protection systems, the rehabilitation of the slabs, loading docks, etc. Currently, both modules are fully leased to institutional logistic players.

Kefren Capital Real Estate (KCRE) acquired in March 2020, prior to the declaration of the state of alarm caused by the coronavirus outbreak, a logistics warehouse with a total GLA of 13,384 sqm and located in Azuqueca de Henares.

The platform was constructed in 2004 over a total plot area of 21,532 sqm. Regarding technical details, the asset has a clearance height of 13.2 meters, 14 loading docks and 11 gates. Additionally, it also includes a fully conditioned office area (A/C and others) and a fire protection system with ESFR sprinklers, fire hoses, smoke vents, etc.

KCRE during 2023 carried out a comprehensive renovation of the asset and adapted it to Medium Risk 5. The renovation process also entailed the implementation of LED lighting, the upgrading of fire protection systems, the rehabilitation of the loading docks, etc. Most of the actions envisaged in the capex program were aimed at improving the sustainability of the building and its ESG credentials by obtaining a BREEAM Very Good certificate
