Kefren Capital Real Estate (KCRE) acquired this warehouse in February 2021, being their first investment in 2021.

The asset was built in six different phases over a total plot area of 101,599 sqm and comprises c. 65,000 sqm of Gross Lettable Area (GLA). Currently, 95% of the area is let with a WAULB of 5.85 years to tenants exposed to different sectors with strong macro tailwinds (manufacturing, third party logistics and pharma).

Regarding technical specifications, the property has 40 loading docks and a free height between 8 and 13 meters. Additionally, four phases are type B and the remaining two are Type C.

Kefren Capital Real Estate (KCRE) acquired this asset in the context of a larger portfolio in March 2020, prior to the declaration of the state of alarm in Spain due to the covid crisis.

The warehouse was constructed in 2000 over a total plot area of 23 705 sqm. Regarding technical details, the asset has an average clearance height of 11 5 meters, 12 loading docks and 10 gates. KCRE’s intention is to carry out a comprehensive renovation of the asset. After the reform, the warehouse will be type B adapted to Medium Risk and divided in two independent modules of 7 000 sqm each, albeit only one of the modules will be available for rent. The refurbishment process will also entail the implementation of LED lighting, the upgrading of the fire protection systems, the rehabilitation of the slabs, loading docks, etc

Regarding technical details, the asset has a clearance height of 12.5 meters, 14 loading docks equipped with shelters and 4 gates. Additionally, it also includes a fully conditioned office area (A/C and others) and a fire protection system with ESFR sprinklers, fire hoses, smoke vents, etc.

The asset was built in 2008 over a total plot area of 24,603 sqm and comprises 15,009 sqm of Gross Lettable Area (GLA) divided in two independent modules of 8,320 sqm and 6,689 sqm respectively. Concerning technical specifications, the logistics platform has a free height of 12.5 meters, 9 loading docks equipped with shelters and a fire protection system with ESFR sprinklers, fire hoses, etc.

The warehouse became fully vacant in October 2020 Taking advantage of the departure of the tenant, KCRE will carry out a refurbishment process of the warehouse leaving it as Type B, adapted to Medium Risk and divided in two independent modules of 10 000 sqm and 5 000 sqm respectively The reform will also involve the implementation of LED lighting, rehabilitation works on the slabs, loading docks, and access doors, etc.

This has been the first investment carried out by KCRE in 2020.
